Honestly, rates near 6.5% aren't ideal, but waiting for the perfect rate often means competing against more buyers later and paying higher prices. What I tell my clients is this: marry the home, date the rate. You can refinance when rates drop, but you can't go back and buy that house you loved at today's price.
